July 2018 Greenville SC Real Estate Market

July 2018 – The Greenville SC real estate market report shows home sales reported to the Greater Greenville Multiple Listing Service from May to June 2018 decreased 2.2 percent. However, the Average Sold Price for homes between May and June increased 1.7 percent. Our local market is following the national trend with a shortage of homes available for sale while experiencing a slight hike in the Average Sold Price.

Local builders are happily super busy! We currently have 1,388 new/never lived in, under construction, or to-be-built homes on the market. The Average Listing Price is $293,949 and the median listing price is $254,900. Check out the link below to view these new homes for sale.

National Real Estate Market

Nationally, existing-home sales decreased for the third straight month in June. There were declines in the South and West, but gains in the Northeast and Midwest.

However, according to The National Association of REALTORS®, the ongoing supply and demand imbalance helped push June’s median sales price to a new all-time high at $276,900. NAR’s chief economist, Lawrence Yun, noted that closings inched backwards in June and fell on an annual basis for the fourth straight month. He also pointed out that the real estate market is suffering from a housing shortage.

June 2018 Greenville SC Real Estate Market

Existing-home sales fell back for the second straight month in May, as only the Northeast region saw an uptick in activity, according to the National Association of Realtors®.

NAR chief economist, Lawrence Yun, pointed out that the solid economy and job market should be generating a much stronger sales pace but “Closings were down in a majority of the country last month and declined on an annual basis in each major region”. “Incredibly low supply continues to be the primary impediment to more sales, but there’s no question the combination of higher prices and mortgage rates are pinching the budgets of prospective buyers, and ultimately keeping some from reaching the market.” Read more

The Greater Greenville real estate market for May 2018 shows a significant increase over April 2018. Greenville saw a 22 percent increase in the number of homes sold and a 4 percent increase in the Average Sold Price between April and May.

May 2018 Greenville SC Real Estate Market

The National Association of Realtors® reported that after moving upward for two straight months, existing-home sales nationally retreated in April on both a monthly and annualized basis. All four major regions (South, West, Midwest, & Northeast) saw no gain in sales activity last month.

The Greenville SC Real Estate market was no exception. A comparison between March and April 2018 shows a decrease of 4.9 percent in the number of units sold and a very slight decrease of 0.8 percent in the Average Sold Price. However, from April of last year, both the number of units sold and the Average Sold Price has increased as shown in the numbers below.

April 2018 Greenville SC Real Estate Market

The National Association of Realtors® reported that although March showed a 1.1 increase in homes sales, nationally homes sales are 1.2 percent below a year ago.

The Greenville market in comparison shows an 8 percent increase in home sales between the 1st Quarter 2017 and 2018, as well as a 3 percent increase in home sales in March. The Greenville market continues to expand!

March 2018 Greater Greenville Real Estate Market

Greenville recently ranked number 39 on Livability’s 2018 Top 100 Best Place to Live. The site polls folks from around the nation to determine what consumers want: health care, affordable housing, shorter commute times and climate, just to name a few.
Then they “source the best public and private data available to find the small to mid-sized cities, towns and villages” that meet the standards mentioned previously of a Best Place to Live.

February 2018 Greater Greenville Real Estate Market

From our beautiful Falls Park on the Reedy River in downtown Greenville to Pinnacle Mountain, the tallest mountain contained entirely within the state of South Carolina at 3,415 feet – the Upstate is a great place to live.

A recent article by The Washington Post brought out that “today it (Greenville) has a wide-ranging (and well-priced) food scene; quirky boutiques; outdoor cafes on bustling, tree-lined, pedestrian-friendly streets; art galleries; bike trails; ample urban green space; a public art collection with more than 70 sculptures; and the fastest-growing population of any city in the state.”

The Greenville Real Estate market is doing well with an almost 6 percent increase in the number of homes sold in November 2017 as compared to November 2016. The average sold price also saw an increase of 7.5 percent!

Growella.com used data from more than 70 public resources, and built an algorithm for Millennials that shows the best places to live nationwide. The algorithm ranked Greenville number 9 out of 100! Nice! View the entire article at Growella.com.

According to the report Housing Opportunities and Market Experience December 2017 by the National Association of REALTORS®, 72 percent of people across all age, income, and types of geographic locations believe that now is a good time to buy a home. Forty-three percent believe that strongly. This is a decrease from 48 percent in Q3 2017 and 45 percent in Q4 2016.

Realor.org also reports that nationally, “Existing-home sales surged for the third straight month in November and reached their strongest pace in almost 11 years. All major regions except for the West saw a significant hike in sales activity last month.”
