How Long Will Your Home Last?

Understanding the Life Expectancy of Home Components

The costs of owning a home include much more than just the mortgage payment, insurance and taxes. Being prepared for repair or replacement of many of your home’s parts, both inside and out, is a key element in keeping your home in top shape for current and future enjoyment as well as marketability should you decide to sell it.

From the foundation to the rooftop, the following is a quick look at how long, on a national average, some of the most common home components are expected to last.

  • Foundations – Poured concrete block footings and slab foundations should last a lifetime, 80 to 100 years or more, provided they were quality built. The foundation termite proofing should last 12 years provided chemical barriers remain intact. Properly installed waterproofing with bituminous coating should last 10 years.
  • Flooring – Natural wood flooring has a life expectancy of 100 years or more with proper care. Marble, slate and granite also carry 100 years or more with proper maintenance. Man-made materials typically last 25-50 years depending on the product, with carpet lasting between 8 to 10 years, tops.
  • Electrical System – In the electrical system, copper plated wiring, copper clad aluminum and bare copper wiring are expected to last a lifetime; whereas, electrical accessories and lighting controls are expected to fail not much longer than 10 years.
  • Outside Materials – Outside materials typically last a lifetime. Brick, engineered wood, stone (both natural and manufactured) and fiber cement typically last as long as the house exists. Exterior wood shutters get 20 years, well-maintained gutters, 50 if they are copper, 20 years if aluminum. Copper downspouts last longest, 100 years or more, while aluminum typically do not last more than 30 years.
  • Doors – Exterior fiberglass, steel and wood doors should last as long as the house exists, while vinyl and screen doors have a life expectancy of 20 and 40 years, respectively. Closet doors are expected to last a lifetime, and French doors have an average life of 30 to 50 years.
  • Windows – Wooden windows last longer than aluminum ones – 30 years compared to only 15 or 20.
  • HVAC Systems – Heating, ventilation and air conditioning systems require a religious regimen of maintenance; however, most components need replacing within 25 years. Furnaces break down in 15 to 20 years, heat pumps- 16 years, and air conditioning units – 10 to 15 years. Tank-less water heaters can go for 20 years or more, but electric or gas heaters typically last only 10 years. Thermostats have a 35-year lifespan however are often replaced for more efficient models.
  • Appliances – Appliance life expectancy depends largely on how much they are used; however, they are typically replaced long before their useful life is over. Among major appliances, gas ranges live 15 years, dryers and refrigerators approximately 13, while compactors, dishwashers and microwave ovens might last for 9 years.
  • Roofing – The life of a roof is largely dependent upon local weather conditions, proper building and design, material quality and adequate maintenance. Slate, copper and clay/concrete roofs have the longest life expectancy of 50 years or more. Wood shake roofs go for 30 years. Fiber cement shingles last 25 years whereas asphalt shingle give up at 20.

The Cliffs at Mountain Park Golf Course Opens!

The long awaited opening of The Cliffs at Mountain Park Golf Course took place on September 27th in front of more than five hundred anxious Mountain Park residents and other Cliffs Members.  Architect and 18-time Major Championship winner Gary Player was on site for the christening of his first Cliffs design.  Gary entertained the crowd with his wit and shot-making skills rarely ever seen by a youthful 78 year old.

Although over 100 golf courses have closed in the US, Mountain Park is the 4th golf course to open this year. Now members of The Cliffs Communities can enjoy seven championship golf  courses with only one membership.

Greater Greenville, SC Market Overview*

As we look ahead to 2013, the Greater Greenville area offers an enviable economic future.

According to research by Area Development Magazine, South Carolina was ranked #2 just behind Texas as the state with the most new and expanding business in 2012. With investments totaling $3.4 billion, exports grew 21 percent. South Carolina also was ranked No. 2 for overall business climate and No. 3 for infrastructure and global access. Aggressive state job training programs and anticipated growth in investments and expanding businesses should keep South Carolina in the national spotlight in years to come. Three companies in Greenville County plan to expand their operations.

Home sales in South Carolina reflect the optimism of an improving economy. Housing sales are up 3.7% across the state. As of November 10, 2012, housing sales were up nearly 39 percent over the same 1-month period a year ago. Median prices were up nearly two percent. Active inventories are down 12 percent year over year ago, causing median asking prices to increase over five percent.

 For a long-term yearly trend, here are some startling numbers. Between January 1 and October 31, housing sales were up over 14 percent, with median prices up over five percent for the year. Housing supplies were down over six percent over the same 10-month period a year ago.

2012 Year End Report

As we embark on the new year, we want to stop and reflect on the successes we have enjoyed despite undergoing an uncertain and fluctuating economic environment during 2012. Our year end report reflects that we at Carolina Mountain Real Estate (CMRE) participated in $9,145,650 in total real estate purchases, representing 32 home sites and 11 homes. Total volume reached $2,328,150 for home sites and $6,817,500 for homes.  All of these properties were located within The Cliffs Mountain Region – Cliffs at Glassy, Cliffs Valley and Cliffs at Mountain Park. We are gratified that our efforts made an immediate impact, since Carolina Mountain Real Estate was only launched in mid-2012.  

Sales Trends

Following is a comparison of total sales in the Cliffs Mountain Region to CMRE sales and listings:

Compared to a total of $2,650,400 in home site purchases and $11,749,683 in home purchases in 2011, sales volume increased overall 4% for home sites and 11% for homes. We expect this upward trend to continue as the real estate market, in general, is reported to show signs of improvement both nationally and locally.

 Further, we anticipate 2013 as the year of recovery for The Cliffs. The efforts of the new club ownership have resulted in renewed consumer confidence, and we believe there is pent up demand for these beautiful mountain communities. Our extensive data base offers opportunities to reach out to past discovery guests to encourage renewed enthusiasm in visiting our area.
